As soon as both the seller and buyer have signed the sales contract, the wheels are set into motion preparing the necessary steps ensuring a smooth and seamless settlement process. I'll guide you through the details of the offer and all requeired negotiations, including home inspections as well as making sure that all the necessary paperwork from deed preparation to transfer of utility serviceare completed professionally, accurately and on a timely basis.

MEETING THE CONTINGENCIES
 
Meeting the dates for the home inspection and mortgage contingencies are the responsibility of the buyer. As the Seller you will need to provide access to the home to complete these requirements.
The mortgage contingency and the home inspection contingency are the most common. Other contingencies may include wood infestation inspection, radon &asbestos testing, quality of the septic system, and well water.
 
The dates that these contingencies are to be met by are stated in the contract (usually within 7-14 days), and we'll give you names of local contractors in your area to do repairs if required and both you and your buyer agree on repair terms. Me and my support staff will keep you advised on any requests made by the buyer for repairs.
 
CLOSING DAY
Congratulations! You Sold Your Home!
 
I will give you all the details about what you need for closing. Remember to bring house keys, copies of all important papers including system maintenance and repair records, remotes for the garage door openers. Also bring copies of any bills for repairs done to satisfy the home inspection contingency.
 
The closing will probably take place at either the title company or an attorney's office. At that time title and possession of the home will exchange from the seller to the buyer. Settlement can take anywhere from an hour to several hours depending on the documentation that needs to be signed.
 
The buyers will most likely request pre-settlement inspection of the home to ensure that the home is in the condition they expected it to be at the time of settlement. Any problems will need to be resolved before or at closing.
Make sure to transfer your new address. The Postal Service will forward magazines and newspapers for a short time. First class mail will be forwarded for one year.
